Cabin John Village and Potomac Village Spent 2026 Reshuffling. Here's Where Things Stand.

Why does Cabin John Village now have a 30-minute facial spa, a men's grooming salon and an Italian ice counter, but no longer the thin-crust bar pies it served until August? Put this year's openings and closings in order and the pattern shows up.

Five businesses opened or announced openings at the center in 2026, and a sixth is still on the way. Two long-running food businesses left. Three of the new arrivals sell appointments. The year's one sit-down restaurant exit has no announced successor, so the most anticipated new dinner table in Potomac sits two miles away in Potomac Village, and it hasn't opened yet.

The Cabin John Village ledger, month by month

Here is the center's year in order, from the closing announcements to the most recent grand opening.

  1. February. The Pretzel Bakery closed after a four-year run. The D.C.-based shop had come to Potomac from Capitol Hill in 2022. That same month, Pura Vida Miami set a Thursday, February 12 opening in the former Colada Shop space. The MoCo Show reported it as the chain's first Maryland location, at 7993 Tuckerman Lane.
  2. April. Macky Hair Salon opened the weekend of April 4. Purée Artisan Juice Bar was under construction next to Jurisdiction Clothing in the former Dov & Co. space.
  3. June. Carmen's Italian Ice opened at 11325 Seven Locks Road, Suite 113.
  4. July. Glowbar opened. It offers 30-minute facial treatments, with walk-in appointments and monthly memberships.
  5. August. Colony Grill closed after three years.
  6. October. Hammer & Nails, a men's grooming salon, set an October 21 open house and an October 23 grand opening at 7735 Tuckerman Lane, Suite 650.

Look at what arrived. Macky Hair Salon, Glowbar and Hammer & Nails all sell time in a chair. Pura Vida and Carmen's are quick counter stops, and Purée, if it opens, would be another. The two departures were a bakery known for pretzel sliders and a pizza restaurant. By October, the center's newest tenants are mostly places you visit for a set service or a quick order, with no table service.

The corridor filled up, and one big space is still open

When Glowbar opened in July, Store Reporter said it was "filling one of the last remaining spaces in the shopping center's central corridor." The same report said Hammer & Nails would take the former Indigo Physiotherapy space next to Playa Bowls. So one service business replaced another in that unit. The center's restaurant space did not get the same treatment.

That space belonged to Colony Grill. Store Reporter reported that the pizza restaurant's representatives said Cabin John Village did not renew its lease. It was the first and only Maryland location for the Connecticut-based chain, which has served thin-crust bar pies since 1935. The MoCo Show reported that the restaurant's phone message also said the lease was not being extended. No replacement tenant has been announced for the space. Whatever goes there will be the clearest sign of whether the center plans to add another full-service dinner option.

The landlord is EDENS, which bought Cabin John Village in 2016. EDENS' property page describes its plan for the center as a more communal setting with a curated retail mix and more green space. The only physical change reported this year matches that plan on a small scale. Pura Vida's arrival came with a redesign of the patio it shares with Sisters Thai, including updated seating and a new mural. Whether the center adds a full-service restaurant will depend on the Colony Grill space.

The next new dinner table is in Potomac Village

The year's most anticipated restaurant is two miles away at River and Falls roads. Maurizio's is going into the former Renato's space at 10120 River Road. It comes from Ted Xenohristos, Dimitri Moshovitis and Ike Grigoropoulos, who founded the original Cava Mezze and the Cava fast-casual chain. Store Reporter calls it a sister restaurant to the group's Julii, Melina and Bouboulina at Pike & Rose. Aris Tsekouras, executive chef at those restaurants, will also run the kitchen here. The planned coastal Italian menu includes small plates, pastas, linguine and clams, slow-braised beef, grilled branzino and chicken parm, plus a separate "Negroni Bar" menu.

According to The MoCo Show, the group first confirmed plans for the Renato's space in September 2024 and worked with Zuckerman Gravely Development to secure the lease. The opening date has kept moving, and so has Playa Bowls' date across the parking lot:

Business Address Earlier target Latest target
Maurizio's 10120 River Rd. Spring 2026, per The MoCo Show in January Fall 2026, per Store Reporter in July; its website still reads "Coming Soon"
Playa Bowls 10148 River Rd. End of summer 2026 By the end of 2026, per The MoCo Show in September

Maurizio's is part of a center that just made a long-term financial commitment. In August, The MoCo Show reported that Potomac Place Shopping Center at 10100 River Road had secured $50.75 million in permanent fixed-rate financing on a seven-year term to refinance existing debt. The borrower is Zuckerman Gravely. The 80,040-square-foot center was built in 1967 and is anchored by Safeway. The tenant list in that report includes Walgreens, Starbucks, Chipotle, Vie de France Bakery & Café, Strosnider's Hardware, Duke's Grocery, The Market at River Falls and Maurizio's.

The other change in the village is a long goodbye. Sprinkles had operated in Potomac Village since 1989 and closed at the end of June. The MoCo Show reported that the shop cited rising costs, and that the landlord had already lined up Playa Bowls before Sprinkles closed. Permanent Playa Bowls signage went up in September. Playa Bowls already operates at Cabin John Village, next to the new Hammer & Nails, so Potomac will soon have one at each center. The new storefront will sell açai, pitaya, coconut and banana bowls, smoothies, juices and coffee. Sprinkles sold small-batch ice cream and handmade cookies for 37 years.

What's open and what's still coming

For now, Cabin John Village has most of Potomac's new businesses that are actually open. Pura Vida is taking pickup and delivery orders at its Tuckerman Lane location. Carmen's, Glowbar and Macky Hair Salon have opened, and Hammer & Nails scheduled its grand opening for October 23. Purée was first expected in May, then The MoCo Show moved that to summer, and it has not announced an opening.

In Potomac Village, the next two changes to watch are Playa Bowls in the old Sprinkles space and the opening date for Maurizio's at 10120 River Road.
